Timber decay and woodworm in Skegness
Where damp lingers, timber suffers. Skegness combines humid subfloor voids over marsh ground, salt-laden rain on seaward joinery and a stock of Victorian and Edwardian buildings full of structural timber. Rot and beetle problems here are almost always a damp problem wearing a different face.
Where it shows up locally
- Suspended ground floors. The terraces and villas built during the resort boom stand on suspended timber floors over shallow voids. With the water table close beneath and air bricks blocked by raised paths or renders, those voids stay humid year round. Joist ends bedded into damp walls are the classic first casualty.
- Bay windows and seafront joinery. Painted softwood bays, sills and fascias on east-facing elevations take decades of wind-driven rain and salt spray. Wet rot gets in through failed paint and open joints, softening timber from the inside while the surface still looks fair.
- Roof structures. The tall former boarding houses carry sizeable roof frames. A slipped slate or leaking parapet gutter can wet the same rafters for years, inviting rot, and beetle infestation favours exactly that damp, undisturbed timber.
- Woodworm. The common furniture beetle needs moisture in the wood to breed. Fresh flight holes, gritty frass beneath timbers and weakened floorboards suggest an active problem, and active infestations in this area usually trace back to a damp source.
Dry rot is the one to take most seriously. It transports moisture through its own growth, spreads behind plaster and through masonry, and can travel well beyond the original wet patch. Suspected dry rot justifies opening up and a professional inspection promptly.
How treatment is approached
- Find and stop the moisture No timber treatment survives a wet building. The source, whether rain penetration, a failed damp course or a blocked subfloor vent, is identified and dealt with first.
- Assess what the timber can keep doing Decayed or infested timber is opened up and assessed. Structural members are repaired or spliced where sensible, replaced where not. Sound timber is not ripped out for the sake of it.
- Treat and protect Targeted preservative treatment for beetle and rot where justified by the findings, ventilation restored to subfloor voids, and joinery repairs decorated to withstand the coastal weather.
